L St., and legally described as Tract 441C, La <br />Porte Outlots Subdivision? <br /> <br />DISCUSSION <br /> <br />Location: <br />The subject site is located at 10410 N. L St. <br /> <br />Background Information: <br />The property is currently partially developed with a single family home. The home is <br />located on the eastern edge of the 1.00 acre parcel. The owner would like to gift a half <br />acre of his lot to his daughter allowing her to construct a new home. In order for the <br />property to be legally split into two half acre lots, a zone change is required. The <br />current zoning district, LLD, requires a minimum lot area of 1 acre. The current city code <br />does not permit more than 1 primary dwelling on a single lot, thus requiring the legal <br />subdivision of the lot. <br /> <br />The attached Exhibit B shows the zoning of the subject property and surrounding <br />properties.
