Planning and Zoning Commission Regular Meeting <br />May 16, 2019 <br />Plats <br /> <br /> <br />Planning and Development Department <br />Staff Report <br /> <br /> <br /> <br /> <br />DISCUSSION <br /> <br />: <br />The applicant, Geoff Freeman of META Planning and Design, is requesting approval of four <br />(4) Preliminary Plats for the subdivision. The attached exhibits are the <br />proposed preliminary plats. The 39.9 overall acre site will consist of 1164 low density <br />single family residential lots ranging in size from 5,700 square feet to 7,800 square feet. <br />Additionally, the applicant has submitted a street dedication plat for Bay Landing Circle, <br /> <br /> <br />Background Information: <br />The site is currently zoned PUD, with an approved SCUP, and is under development. The <br />initial phases, Section 1-5 and Rec Center/Detention Plats were previously approved this <br />past year. Single family detached development requires a minimum lot area of 6,000 square <br />feet. The proposed Preliminary Plat complies with the approved <br />SCUP which permits lots with lot areas less than 6,000 square feet. <br /> <br />1 <br /> <br />
