A site development plan shall be submitted, if necessary, in accordance with applicable <br />requirements of the city of La Porte’s development ordinance and shall comply with all provisions <br />of chapter 106 “zoning” of the city’s code of ordinances, and all other department reviews and <br />applicable laws and ordinances of the city of La Porte, and the state of Texas. <br />2. All necessary documentation for building permit review must be submitted in conjunction with the <br />city’s building permit application process for any proposed building improvements. <br />3. All properties will have an underlying zoning district of Light Industrial (LI) and are subject to <br />regulations applicable to development within Light Industrial zoning district, except as specifically <br />provided otherwise in this SCUP. The purpose of the LI light industrial district is to provide for the <br />establishment of warehousing and light industrial development. <br />4. All on site areas utilized for storage, parking, or driving must be paved with either concrete or <br />asphalt. <br />5. Any outside storage shall be screened from view of public rights-of-way with an 8-foot-tall fence <br />that shall be 100% opaque. <br />6. Hazardous materials which may or may not require a placard may not be stored on site for any <br />length of time. This prohibition includes hazardous materials stored in the building or on trucks <br />and shipments of hazardous materials that are defined as in transit by the Department of <br />Transportation. <br /> <br /> <br />
