A site development plan shall be submitted, if necessary, in accordance with applicable <br />requirements of the city of La Porte’s development ordinance and shall comply with all provisions <br />of chapter 106 “zoning” of the city’s code of ordinances, and all other department reviews and <br />applicable laws and ordinances of the city of La Porte, and the state of Texas. <br />2. All necessary documentation for building permit review must be submitted in conjunction with the <br />city’s building permit application process for any proposed building improvements. <br />3. Reserve 1 is approximately 15.42-acres along W. Fairmont Pkwy. and will have an underlying <br />zoning district of Business Industrial (BI) and are subject to regulations applicable to <br />development within BI zoning district, except as specifically provided otherwise in this SCUP. <br />The purpose of the BI district is to provide for the establishment of industrial development that is <br />compatible with surrounding or abutting residential districts and to encourage high level <br />performance standards. Development in the BI district is limited to administrative, wholesaling, <br />manufacturing and related compatible uses, with suitable open spaces, landscaping and parking <br />area. <br />4. Reserve 2 is approximately 43-acres along Spencer Hwy. and will have an underlying zoning <br />district of Business Industrial (BI) and are subject to regulations applicable to development within <br />BI zoning district, except as specifically provided otherwise in this SCUP. The purpose of the BI <br />district is to provide for the establishment of industrial development that is compatible with <br />surrounding or abutting residential districts and to encourage high level performance standards. <br />Development in the BI district is limited to administrative, wholesaling, manufacturing and related <br />compatible uses, with suitable open spaces, landscaping and parking area. <br />Page 97 of 198
