Future Land Use Plan <br />SUMMARY & RECOMMENDATIONS <br />At the request of the owners of Port Crossing Business Park, the Council held an executive session at <br />the June 8, 2015 City Council meeting regarding whether or not Port Crossing is grandfathered from the <br />2014 Zoning Ordinance revisions due to a previously approved SCUP which specified permissible land <br />uses. Council directed staff to facilitate the original vision for development by grandfathering the <br />intended land uses as previously detailed in the 2006 SCUP. Although this item is not a request by the <br />applicant, the proposed modification to the Future Land Use Plan, as adopted in the Comprehensive <br />Plan, will accurately reflect the development that was and is intended to take place within the Port <br />Crossing area and specifically between Highway 146 and S. 16th Street and between W. M Street and <br />McCabe Road. <br />The following is a summary of the proposed modifications to the Future Land Use Plan: <br />All the parcels of land fronting on S. 16th Street have been modified from "Business Industrial' use <br />to "Light Industrial' use. This change in land use designation will correlate with the warehousing <br />and distribution uses that will develop on these properties. <br />2. The detention pond on the north portion of the development is proposed to be modified from <br />"Business Industrial" use to "Park and Open Space" use to accommodate the existing retention <br />pond on this site. <br />3. At the southern portion of the site along Highway 146, a portion of the tract is proposed to be <br />modified from "Park and Open Space" use to "Business Industrial' use. The applicant has <br />demonstrated that there is not a need to expand the existing detention ponds from their current <br />size. As a result the need for this tract of land to accommodate detention is no longer necessary <br />and the applicant is requesting consideration to allow this tract to develop with "Business <br />Industrial" land uses. <br />The Planning and Zoning Commission reviewed this request at the July 16, 2015 and August 6, 2015 <br />meetings and voted to recommend approval of the proposed modifications to the Future Land Use Plan. <br />
