PlanningandZoningCommissionRegularMeeting <br />December18,2014 <br />th <br />MajorDevelopmentSitePlanĪBaker6GradeCampus <br />didnotincludetherequiredparkingversustheproposedparking.Theapplicantwillbe <br />requiredtoprovidethisinformationonthesiteplananddemonstratecompliancewith <br />thecodepriortoexecutionoftheapprovalcertificates. <br />Thesiteplanproposesthereconfigurationofcirculationforthesite.Thedriveaisleon <br />thenorthernportionofthepropertyaccessedfromSpencerHighwayisintendedfor <br />vehicularpickupanddropoffforparents,whilethesoutherndriveaisleisforbuspick <br />upanddropoff.Stafffindsthattheconfigurationofthedriveaisleforthesitewill <br />includeimprovedcirculationpatternsforpickupanddropoff. <br />FireHydrantLocations. <br />ThisisoneitemthathasnotbeenfullyresolvedatthetimeofreviewbythePlanning <br />andZoningCommission.Staffrecommendsthataconditionofapprovalbeincluded <br />tocontinuetoworkwiththe <br />withanyapprovalofthesiteplanrequiringtheapplicant <br />FireMarshalonthelocationofhydrantsonthesiteandtoaddanyfirehydrants <br />required.TheFireMarshalhassomeconcernswithnohydrantslocatednearthemain <br />entrancetothebuildingonthewestside.Asaresult,hewouldliketocontinuetowork <br />withtheapplicantonthelocationofhydrantsonthesite. <br />Drainageanddetention. <br />Duetothelocationofthesite,detentionanddrainagerequirementsaresubjectto <br />approvalbyHarrisCounty.Beforethecitywillissueabuildingpermit,theapplicant <br />mustprovidewrittenapprovalbyHarrisCountyfordrainage/detention.Theattached <br />ExhibitCisacopyofthedetentioncalculations. <br />Conclusion: <br />Basedontheanalysisabove,stafffindsthattheproposedMajorDevelopmentSitePlan <br />th <br />forBaker6GradeCampuscomplieswiththevariousapplicablecoderequirementsand <br />shouldbeconsideredforapprovalsubjecttoresolutionofthelocationoffirehydrants <br />andinclusionofparkingcalculations. <br />ATTACHMENTS <br />th <br />ExhibitA:ProposedBaker6GradeCampusSitePlan <br />ExhibitB:AreaMap <br />ExhibitC:DetentionandDrainageCalculations <br />3 <br /> <br />
