Planning and Zoning Commission Regular Meeting <br />November 16, 2017 <br />Beazer General Plan <br /> <br /> <br /> Zoning Land Use <br />bƚƩƷŷ GC, General Commercial Undeveloped/Bank/Self-storage <br />{ƚǒƷŷ BI, Business Industrial Undeveloped/Light Industrial Uses <br />ĻƭƷ R-1, Low Density Residential Fairmont Park East Subdivision <br />9ğƭƷ PUD, Planned Unit Development Undeveloped <br /> <br />Analysis: <br />General Plan review requires approval by the Planning and Zoning Commission; there is <br />no review of the document by the City Council required. However, should the <br />Commission approve the proposed General Plan, it would become an exhibit to the <br />Special Conditional Use Permit (SCUP) application that is being reviewed as Agenda Item <br />#3 and which recommendation will be forwarded to City Council for final approval. The <br />General Plan is intended to provide for a conceptual layout of the proposed <br />development. <br /> <br />Should City Council approve the proposed SCUP, the applicant will be required to submit <br />application for a site development plan in compliance with applicable code <br />requirements. The site plan will be required to comply with all requirements of Chapter <br />106, Zoning, of tincluding but not limited to parking, <br />detention, façade design, landscaping, etc. unless a variance is approved by the Board of <br />Adjustment. <br /> <br />The proposed development includes roughly 642 single family lots with 19.3 acres of <br />multi-family and 7.5 acres of senior living. The development will provide a mix of <br />housing options for residents in different phases of their life. <br /> <br />As part of the SCUP, staff has included a number of conditions related to the <br />development and build out of the project. Staff worked with the applicant on <br />developing the final list of conditions and variances requested. <br /> <br />RECOMMENDATION <br /> <br />Based on the above analysis, staff recommends the Planning and Zoning Commission <br />approve the proposed General Plan as an exhibit to SCUP #17-91000005, to allow for a <br />Master Planned Residential Development in the PUD zoning district. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />2 <br /> <br /> <br />
