PlanningandZoningCommissionRegularMeeting <br />July17,2014 <br />BaysideCrossingFinalPlat <br />PlanningandDevelopmentDepartment <br />StaffReport <br />ISSUE <br />ShouldthePlanningandZoningCommissionapprovetheFinalPlatforBaysideCrossing? <br />RECOMMENDATION <br />StaffrecommendsthePlanningandZoningCommissionapprovetheBaysideCrossing <br />FinalPlatsubject. <br />DISCUSSION <br />!ƦƦƌźĭğƓƷ͸ƭRequest: <br />Theapplicant,BeazerHomes,isrequestingapprovalofaFinalPlatfortheBayside <br />Crossingsubdivision.TheattachedExhibitAistheproposedfinalplat.The17.2135acre <br />sitewillconsistof73lowdensitysinglefamilyresidentiallotsranginginsizefrom6,000 <br />squarefeetto12,445squarefeet.Additionally,theapplicantisproposingfour(4) <br />reserve/restrictedlots.Two(2)ofwhicharelandscapedentryanddrainagetractsand <br />anotheroneisaportionofadetentionpondallthreearetobemaintainedbythe <br />tothe <br />homeownersassociationandtheotherisapublicpocketparktobededicated <br />City. <br />: <br />BackgroundInformation <br />TheBaysideCrossingPreliminaryPlatwasinitiallypresentedtothePlanningandZoning <br />CommissionattheMay15,2014regularmeeting.TheCommissionvotedunanimously <br />todisapprovethepreliminaryplatwithoutprejudicesubjecttotheapplicantresolvinga <br />minorissueconcerningproposedfillontheadjacentlargelotresidentialpropertiesto <br />thenorthofthesubdivision.Asaresult,theapplicantpresentedtherevisedpreliminary <br />th <br />platconcurrentlywiththefinalplatattheJuly17meeting.ShouldtheCommission <br />approvethepreliminaryplat,thenconsiderationcanbemadeontheapprovalofthe <br />finalplatfollowingsaidapproval. <br />Analysis: <br />Staffhasreviewedthefinalplatandcomparedittothepreliminaryplatforaccuracy <br />andconsistency.Stafffindstheproposedfinalplatisconsistentandcomplieswithall <br />applicablerequirements. <br />1 <br /> <br />
