Sam Houston Parkway E.; Houston, Texas 77047 <br />Address <br />For Development of: Port Crossing Business Park: Approximately 300 acre mixed use <br />development (formerly Texas Import Export). <br />Development Name <br />Legal Description: 300 acres of land out of the George B. McKinstry League, A 47; William <br />Harris Survey, A-30; Johnson Hunter Survey, A-35; and more <br />particularly described in the Development Agreement <br />Zoning:PUD, Planned Unit Development <br />Permit Conditions: <br />This Special Conditional Use Permit is applicable for the subject property. A copy of which shall be maintained <br />in the files of the City’s Planning and Development Department upon approval. Project development shall be in <br />accordance with the following conditions: <br />1.This Special Conditional Use Permit-(SCUP) would be applicable to specific development <br />anticipated or proposed by the General Plan. <br />2.Usesare as described in the Land Use Exceptions (Exhibit C of the Amended Development <br />Agreement). <br />3.This SCUP outlines in general terms the proposed Planned Unit Development. The developer <br />recognizes and understands that any future construction or development of the private or public <br />improvements anticipated by this SCUP and the General Plan shall require further submittal and <br />approval of special conditional use permits, plats, site plans, construction drawings, and <br />building plans, etc. In addition, this SCUP supersedes SCUP #06-006. <br />4.This SCUP, the General Plan, Restrictive Covenants, and Land Use Exceptions are exhibits to <br />and are a part of the Amended Development Agreement. <br />5.Submittals shall be in accordance with this SCUP, General Plan, Development Agreement, <br />Restrictive Covenants, and Land Use Exceptions approved by the City of La Porte and <br />specifically Section 106-216 & 106-217 of the City of La Porte Code of Ordinances as it now <br />exists or may be amended from time to time. <br />6.The business park identification and entry features shall remain and be maintained as <br />constructed unless approved by the City Council. <br />7.Truck parking on any lot fronting State Highway 146 will be prohibited on the east side of any <br />structure. <br />8.The Developer shall comply with all other applicable laws and ordinances of the City of La <br />Porte and the State of Texas. To the extent there is a conflict between those laws and ordinances <br />and this SCUP, the SCUP controls. <br />9.This SCUP is binding on all owners of property included in the Legal description and their <br />successors and assigns. <br /> <br />
