This initial evaluation was intended to determine the scope of repairs needed to the front <br />portion of the building, the entire building and a replacement building option. <br />When repairs to a existing building exceed 50% of the appraised value, the entire <br />building must be brought up to current code requirements. The Harris County Appraisal District <br />lists the value of the Building at $41,742 as of January 1, 2011. The required repairs to the front <br />of the building alone are - -= ffl } `b�`- :�Md does not include the minimum required <br />improvements to theresf of the building or site. As a result, the entire building must be brought !f <br />up to the current City and building codes. This includes making the building and bathroorris <br />ADA accessible which is going to reduce the kitchen space. The estimated cost to bring the <br />entire existing building up to current codes, including site work. is a follows: <br />Construction (Entire Building, Site and Utilities) $ 105,600 <br />Contingencies recommended for extensive Remodels (20%) $ 21,120 <br />Engineering Services Evaluation $ 2;000 <br />Design Phase $ 22,300 <br />Construction Phase 2,500 <br />ESTIMATED TOTAL $ 153,520 <br />The repair option does not include repairs to the existing building slab, only includes <br />patching the existing parking lot, and includes removing the existing sign. <br />The evaluation also .included looking at demolition of the existing building and <br />construction of a n6w building. The new building option provides a great opportunity to improve <br />parking and the drive through service for the building.
