Project <br />development shall be in accordance with the following conditions: <br />1. A site development plan shall be submitted in accordance with applicable requirements of the City of La <br />Porte's Development Ordinance and shall comply with all provisions of Chapter 106, "Zoning" of the City's <br />Code of Ordinances and all other department reviews and applicable laws and ordinances of the City of <br />La Porte and the State of Texas, subject to the following conditions. <br />2. Permitted use on site will be described as Multi -family. <br />3. The underlying zoning will be R-3. All Multi -family development requirements will need to be met. <br />4. Permitted density will not exceed 24 units/acre. This is in contrast to section 106-33 (a) of the City of La <br />Porte Zoning Ordinance. <br />5. Total number of dwelling units may not exceed 300 units on site. <br />6. Maximum building height for any on site structure may not exceed 60 feet. <br />7. The 1000 foot minimum distance requirement between separate multi -family developments shall be <br />applied as measured from building to building not property line to property line. <br />8. A Traffic Impact Analysis will be performed and submitted to the city for review prior to approval of the <br />required site plan. <br />
