GOAL 1:Provide additional attention and resources to promote new <br />|nfiUdevelopment and red evelopment/revita lization of established <br />areas. <br />Redevelopment/rehabilitation efforts require cooperative action to <br />encourage new and sustained private investment and to provide supporting <br />rehabilitation of public infrastructure. A key part of the process is <br />determining the strategic actions and initiatives the community sbmm|d take <br />to achieve its redevelopment goals and objectives. Successful <br />redevelopment will often require cooperation and coordination between <br />agencies at different levels of government, as well as non-profit community <br />prgamizmtions. This should include coordination of physical improvements <br />with social service programs that aim to enhance the health and economic <br />capacity ofresidents in targeted neighborhoods. There are several sizeable <br />undeveloped and underdeveloped parcels within the City that provide <br />opportunities for infi|| development where streets and utilities already exist <br />or may be readily extended. There are also many individual lots that may be <br />developed. In addition, there are several areas that warrant consideration of <br />redevelopment or revitalization during the 20-year horizon of this plan. <br />Acdomamd|nitimth/es <br />1) Conduct individual redevelopment orrehabilitation plans for those areas <br />identified on Map 1.1, Redeve6mpmmentlRehob8itadoo Target Areas. <br />These plans should be created in partnership with the City, land and <br />business owners, adjacent property owners, and other stakeholders to <br />determine the most appropriate courses of action to improve these <br />areas <br />Z) Solicit interest among the land and/or business mmmeo to partner in <br />establishing a redevelopment authority for the purpose of developing m <br />redevelopment or rehabilitation plan(s) and the means of financing and <br />implementation. <br />3) identify the intended future character of the redevelopment areas. <br />Subsequently, establish the zoning provisions necessary to achieve the <br />intended development outcomes. <br />4) Determine the appropriate zoning of in08 development tracts and <br />initiate rezoning as appropriate. Zoning actions should be in accordance <br />with the Future Land Use Plan, and cane must betaken ta ensure that <br />the neighborhood character is preserved and compatibility with existing <br />uses isobserved. <br />5) Review and amend the Oty's development ordinances iu identify and <br />resolve regulatory impediments to infi|| development, redevelopment, <br />and revitalization. Incorporate standards that are unique and applicable <br />tuthese sites. <br />
