This by -right option aNnvvo the <br />density and open space standards to be clearly defined to <br />reflect the intended character. A housing palette should be <br />utilized to dearly specify the minimum lot areas and <br />dimensions, setbacks, building heights, and maximum building <br />cuveraaefor each dwelling unit type. These new PDprovisions <br />would include explicit density and open space standards <br />together with provisions for permitted and limited uses, <br />housing diversity, dimensional criteria, residential and <br />nonresidential development standards, open space and <br />recreation design, subdivision layout and design, street <br />configurations, and bmffen/ardo and transitions thereby <br />allowing them as a by -right option rather than through m <br />discretionary approval process. <br />7) Maintain an Estate residential district so that those seeking <br />larger -lot living arrangements with a more open feel, be <br />accommodated within City limits. � <br />8) Provide a density bonus to offset smaller units or attached <br />housing in order to avoid significantly affecting the feasibility of <br />the residential development. Density bonuses are a type of <br />housing production program where projects are granted <br />additional residential density over and above the maximum limit <br />allowed byexisting zoning, with the condition that the additional <br />housing is restricted to occupancy by certain target group and <br />that the units remain affordable over time. <br />8) Continue sponsoring the Bay Area Habitat for Humanity program <br />as one method of increasing housing affordability within the <br />Focus Area 3—Enhanced Community Character <br />The appearance of La Porte is the single most evident glimpse of its <br />economic vitality, government pmum'tiveness, and civic pride.
