• Uniform front setbacks where <br />minimal variation in individual house <br />design can create a monotonous <br />street environment. <br />• Lack of variation (sometimes) or <br />excessive monotony which can be <br />offset by "antimonotony' <br />architectural standards, landscaping, <br />and limitations on subdivision <br />layouts that are overly <br />characterized by straight streets and <br />uniform lot sizes and arrangement. <br />Traditional Residential. This designation <br />covers many of the core single- family <br />residential neighborhoods within East La <br />Porte. The prevailing lot size allows for <br />less openness and separation between <br />homes than in Suburban and Rural residential areas. Traditional Residential <br />character areas typically exhibit: <br />• Mature tree canopies; which help to differentiate these areas from Auto - <br />Urban Residential areas. <br />• Highly gridded streets, oftentimes with alleys. <br />• Incremental increases in housing density and lot coverage; enough to <br />differentiate from corresponding Suburban Residential areas. <br />Suburban Village. This designation includes mixed use (on single sites and <br />within individual structures), attached residential dwellings (possi bly <br />live/work units), commercial retail, office, etc. Rather than linear strips, <br />these village centers will have much smaller building footprints and <br />typically cater towards neighborhood conveniences such as drug stores, <br />professional services, and retail users. Given the expected increases in <br />population constrained by the limited areas remaining for development, it <br />is recommended that La Porte consider facilitating the development of <br />some of the remaining areas as more self-contained, mixed use villages. <br />Suburban Village character areas typically exhibit: <br />• High degree of landscape surface than found in Auto -Urban character <br />areas. <br />• Pedestrian -oriented setting and more walkable environments. <br />• Higher site coverage, where a minimum two-story structures are <br />encouraged. <br />• Reliance on on -street parking, centralized public parking, and where <br />feasible, structured parking. <br />
