Mixed Use Zone District <br />May 15, 2014 <br />Page 2 of 4 <br />The future land use plan for the City, as adopted in the 2012 Comprehensive Plan Update, calls <br />for the creation of a new mixed use district. The Comprehensive Plan states: <br />“The Mixed Use classification was added during the 2012 plan <br />update and is intended to provide development options in certain <br />areas near Sylvan Beach and waterfront. New or improved zoning <br />and/or development provisions should be considered to ensure <br />future development fulfills the intent of these particular areas.” <br />The impetus for the mixed use zone district in the Comprehensive Plan Update was to allow for a <br />mix of uses in the circle parcels adjacent to Sylvan Park to activate the Bay Front. Through the <br />comprehensive planning process it was identified that this area could support a mixed use <br />concept that would allow for commercial or retail activity near the bay front and help bring <br />people to the Sylvan Park area. <br />The following is a close-up of the Land Use Plan that shows the location for the mixed use zone <br />district (see the light blue): <br />The area designated for the proposed mixed use zone district is currently zoned NC, <br />Neighborhood Commercial and would allow those uses included in Table A of Section 106-441 <br />(see the attached Exhibit A). These uses are intended to be freestanding commercial uses and <br />does not allow for a combination of residential and commercial uses. <br />2 <br /> <br />
