F), 5-19-08) <br />Sec. 106-444. Commercial Special use performance standards. <br />(a) Required sScreening. Screening is required when located adjacent to a residential zone district. No <br />buildings or refuse containers shall be placed in such areas. One of the following screening options <br />is required: <br />(1) Landscape buffer <br />a. Minimum four-foot wide planting strip is required adjacent to any adjacent residential <br />property. <br />b. Plantings shall consist of a combination of shade trees and low evergreen shrubs. <br />c. Shrub planting shall be a minimum of four feet in height at the time of planting and must <br />reach a height of six feet within two years. <br />d. There shall be at least one shade tree planted for every 20 linear feet in accordance with <br />the size requirements in Section 106-800 (Landscaping). <br />e. The number and density of plantings shall be sufficient to provide a minimum 6-foot high <br />solid screen within two years of normal growth. <br />f. The landscape buffer is required to be maintained by the property owner and/or occupant <br />in such a manner as to meet these requirements. <br />(2) Fence buffer <br />a. A minimum four-foot wide planting strip is required adjacent to any adjacent residential <br />property. <br />b. Fence must be a minimum of six feet in height and constructed of solid wood or masonry. <br />c. One shade tree is required to be planted for every 20 linear foot in accordance with the <br />size requirements in Section 106-800 (Landscaping). <br />(1) Planting strip. A planting strip shall consist of evergreen groundcover, and shall be of sufficient <br />width and density to provide an effective screen. The planting strip shall contain no structures or <br />other use. Such planting strip shall not be less than six feet in height. Earth mounding or berms <br />may be used, but shall not be used to achieve more than two feet of the required screen. <br />(2) Landscaping Standards. <br />a. Width of planting strip: Four feet. <br />b. Type of planting: Evergreen. <br />c. Size of plants: Minimal height of four feet at time of planting. Must reach a height of six feet <br />within two years. <br />d. Planting density: Such that within two years of normal growth, a solid screen will be formed <br />to a height of at least six feet above adjacent grade. <br />e.
