Certified site plan required. <br />Sec. 106-237. Conformance with thoroughfare plan. <br />Sec. 106-238. One principal building allowed per lot. <br />Sec. 106-239. Certified site plan required. <br />Any person desiring to improve property shall submit to the city planning department a certified site <br />plan of said premises and information giving the location and dimensions of existing and proposed <br />buildings and parking lots, location of easements crossing the property, any and all encroachments, and <br />other information which may be necessary to ensure conformance to this chapter. Approved site plan is <br />valid for 1-year from the date of approval by the City. In the case of residential construction, A certified <br />site plan shall not be required when: <br />(1) Said rResidential construction is only for an accessory building of less than 200 square feet; <br />(2) Said Residential construction is on lots or tracts that have been surveyed by a registered <br />surveyor, and have all property corners permanently marked and visible; or <br />(3) Said Residential construction consists of the modification of an existing residential structure. <br />(4) Small awning and routine maintenance, i.e. parking lot, pavement, & building addition of less <br />than 200 s.f. If approved by Director of Planning and Development after review of a previous <br />certified site plan and they find no indication that the improvement would violate the provisions <br />of this chapter. <br />(5) A previously approved site plan that is older than one year from the date of approval by the City, <br />a letter with seal and signature from the engineer of record would be required to ensure <br />compliance with existing regulations. <br />(6) Scope of commercial / industrial construction consists of modification of an existing internal <br />structure only. <br />(Ord. Conformance with thoroughfare plan. <br />All buildings shall be placed in such a manner that they will not obstruct future streets which may be <br />constructed using existing rights-of-way or dedicated rights-of-way in accordance with the adopted <br />thoroughfare plan of the city. <br />(Ord.
