MEMORANDUM <br />January 9, 1981 <br />TO: John Joerns <br />FROM: Mike Turner <br />SUBJECT: Brookglen Park Subdivision <br />The preliminary plat of Brookglen Park does not meet the <br />following requirements of the subdivision ordinance for the <br />following reasons: <br />1. Section 4.01 Item 3-(c) <br />Provide a tie to well established survey corner <br />2. Section 4.01 Item 5 - Topography <br />Water courses and ravines, showing high bank <br />3. Section 4.04 Item 5-(a) <br />Curves in local or residential streets are to have <br />• a center line radius of 300 feet or more (Creekbend <br />Drive) <br />4. Section 5.04 Item 2 <br />Side lot lines should be perpendicular or radial to <br />street frontage <br />Block 2, Lots 1, 6, 12, and 13 <br />Block 2, Lots 20, 21, 22, and 23 <br />5. Section 5.04 Item 3 <br />Rear and side driveway access to major thoroughfares <br />shall be prohibited. <br />Block 3, Lots 1, 10, 11, 19, 20, and 27 <br />6. Section 5.04 Item 1(B) <br />Minimum 20 feet side building line when lots side on <br />thoroughfares <br />Block 3, Lots 1, 10, 11, 19, 20, and 27 <br />7. Section 5 Item 7(C) <br />On the final plat the centerline dimensions and bearings <br />must be shown for all street intersections <br />The final or record plat must reflect the topography in <br />relation to the 100 year flood plane.
