Tie to survey corner to be provided on final plat <br />2. Complete topography to be provided in construction plans <br />• with existing profiles and proposed profiles for final grading <br />3. Creekbend Drive radii -The use of a 300 foot radius would be <br />unacceptable in lieu of those shown because of the irregular <br />configuration of the boundaries of the land being platted. A <br />radius of this magnitude would create lot depths much greater <br />than those indicated and, aside from reducing the yield, would <br />be very objectionable to a prospective owner by encouraging <br />high speed traffic. Radii of the dimensions on the plat are <br />generally acceptable in all subdivisions in this area. <br />4. Lot lines do not deviate from perpendicular sufficiently enough <br />to create a problem or any inconvenience, and are compatible <br />to the predominate traffic flow. <br />5. Side and rear driveway access to be limited by note on final <br />plat for those lots listed in your memorandum. <br />6. Side lot lines along Luella Drive provide unlimited sight distance <br />of 10 feet in each direction to a driver entering Luella Drive <br />from the side streets, The curb is a sufficient distance from <br />the right-of-way line to provide this sight distance with this <br />proposed 10' side lot line. <br />Luella, though esplanaded at this point, is not a component <br />of any major thoroughfare plan in that it dead ends into Fairmont <br />Parkway on the south end, and is offset a considerable .distance <br />at Spencer Highway on the north end. North of Spencer, it <br />• traverses predominantly residential areas and is limited to a <br />60' wide right-of-way. <br />
