Box 1115 <br />La Porte, Texas 77571 <br />Gentlemen: <br /> <br />FLI <br />.~. ~~ <br />.~.. <br />DOROTHY GRAHAM, GRI <br />As requested, I have appraised two strips of land, one being <br />the alley in Block 73, between Tyler and Adams Street and the <br />other being 12th Street between Tyler and Adams Streets. <br />The purpose of this appraisal was to estimate the Fair Market <br />Value of said property. <br />In my opinion the highest and best use of Subject property is <br />for warehouses and/or light industrial. <br />It is my opinion that the property appraised had a Fair Market <br />Value as of September 14, 1981 as follows: <br />. Alley in Block 73: <br />Fee Value: 16' X 400' = 6,400 s/f @ $0.75 s/f = $4,800. <br />Easement Value: 75~ of Fee Value ($4,800.) _ $3,600. <br />12th Street between Tyler & Adams: <br />Fee Value: 60' X 400' = 24,000 s/f @ $0.75 s/f=$18,000. ~' <br />Easement Value: 75q of Fee Value ($18,000.)= $13 500. <br />TOTAL 17,100. <br />Certification: <br />I hereby certify that I have personally examined the <br />property appraised; that the statements contained in <br />this appraisal and upon which the opinions expressed <br />herein are based are true and correct to the best of <br />my knowledge and belief, subject to the limiting con- <br />ditions herein set forth; that to the best of my <br />knowledge and belief no pertinent information has <br />been overlooked or withheld; that neither the employment <br />to make this appraisal nor the compensation is contin- <br />gent upon the value of the property; and that I have <br />no interest either present or contemplated in the <br />property appraised or in any proceeds to be derived <br />therefrom. <br /> <br /> <br />
