_. <br />-4- <br />• <br />X. <br />LESSEE shall not assign, transfer, sublease, or pledge, surrender, <br />or otherwise encumber or dispose of this lease or any estate created <br />by this lease, or .any interest in any portion of the same, or permit <br />any other person or persons, company or corporation to occupy the <br />premises, without first obtaining the written consent of LESSOR. <br />XI. <br />LESSOR shall not be liable to LESSEE or LESSEE'S officers, agents, <br />employees, guests, invitees, or trespassers for any damage caused to <br />his or their persons or property by water, rain, snow, ice, sleet, <br />fire, storms and accidents, or by breakage, stoppage or leakage of <br />water, gas, heating, and sewer pipes or plumbing upon, about, or <br />adjacent to the premises. <br />XII. <br />• LESSEE, at the expense of LESSEE, shall keep in force, during <br />the term of this lease, insurance, issued by responsible insurance <br />companies and in form acceptable to the City Manager of the CITY OF <br />LA PORTE, for the protection of LESSOR against all liabilities, <br />judgments, costs, damages, attorney's fees, and expenses which may <br />accrue against, be charged to or recovered from LESSOR, by reason <br />of damage to the property of, injury to or death of any person or <br />persons on account of any matter or thing which may occur on or <br />about the demised premises, any policy or policies in the amount <br />of DOLLARS ($ ) with <br />respect to any one person and <br />DOLLARS ($ ) with respect to any one accident or disaster, <br />and <br />DOLLARS ($ <br />with <br />respect to property damage, provided that such coverage may be <br />• limited b the usual and customar limitations and conditions contained <br />Y Y <br />in standard owners-landlord-and-tennants-policies. <br />
