• • <br />Planning & Zoning Commission <br />Jackson/Gray Request <br />July 6, 1987 <br />Page 3 <br />A review of the zoning map and its development process indicates <br />that; <br />(1) the tract in question is about 100 ft. from the "R-3" zone to <br />the east, <br />(2) the zoning conformed, as much as possible, to the current <br />owners plan for the area; <br />(3) no commercial use was proposed for this location on the land <br />use plan and <br />(4) the intent of the closest commercial zone is that of "NC" <br />Neighborhood Commercial. This use does not fall within a "NC" use. <br />The development will not impact the traffic and utility provisions <br />of the comprehensive plan. It does however, appear to run contrary to <br />the intent of the land use plan. The intent of the plan is to <br />establish a ratio governing types of land use within the City, and to <br />provide buffers between commercial and lower density residential areas. <br />CONCLUSION <br />The request is not in conformance with the land use plan. It would <br />become an island of "GC" - General Commercial, within an "R-3" zone. <br />This zone change request is contrary to the intent stated for <br />non-conform~.ng uses. Based on the information there is no technical. <br />support for this proposed zone change request. <br />DAP/nb <br />
