Cl <br />• <br />L E A S E <br />THE STATE OF TEXAS <br />KNOW ALL MEN BY THESE PRESENTS <br />THE COUNTY OF HARRIS <br />THIS AGREEMENT is entered into by the CITY OF LA PORTE, <br />TEXAS, a municipal corporation, acting by and through its City <br />Manager, hereinafter referred to as CITY, and THE STATE OF TEXAS, <br />acting by and through the State Purchasing and General Services <br />Commission, for the benefit of the Texas Department of Human <br />Resources, hereinafter referred to as the STATE. <br />This agreement is made and entered into in accordance with <br />the provisions of Article 6 of Article 601b, Vernon's-Texas Civic <br />Statutes (V.T.C.S.), and is made contingent upon the continuation <br />of federally funded programs, or upon the availability of state <br />funds appropriated by the Legislature, to cover the full term and <br />cost of this lease. In the event a curtailment of federally <br />funded programs occurs, or in the event state appropriated funds <br />are unavailable, the STATE, upon written notice to the Lessor, <br />may terminate this lease. <br />W I T N E S S E T H: <br />That the CITY and the STATE, for the consideration <br />hereinafter named, agree as follows: <br />That the CITY does by the presents, lease and demise unto <br />the said STATE the following described property, to wit: <br />CITY building at 911 South Eighth Street. Office space <br />composed of six (6) private offices, one (1) break room, one <br />(1) waiting area, two (2) rest rooms. <br />WHEREAS, CITY is the owner of the hereinafter described <br />property, and the building situated thereon; and, <br />WHEREAS, after careful consideration, CITY deems it to be <br />advantageous to lease said premises to the STATE to be used as a <br />local office of the TEXAS DEPARTMENT OF HUMAN RESOURCES, <br />hereinafter referred -to as DHR, upon the following terms and <br />conditions, and agrees to lease same upon the following terms and <br />conditions: <br />I. <br />CITY agrees to provide six (6) private offices, one (1) <br />lobby, and one (1) break area, maintain roof, floor, doors, <br />windows, plumbing, and parking area for the term of this lease, <br />PROVIDED, HOWEVER, that funds are appropriated for such purpose. <br />The monthly rental rate will be $.45 a square foot, with a total <br />square footage of 1,346.00for a total cost of $605.70 a month. <br />
