Box 1115 <br />La Porte, Texas 77571 <br /> <br />RE: Bay Forest Golf Clubhouse - Job No. 1043 <br /> <br />Dear Joel, <br /> <br />This letter will hopefully clarify our recommendations on the bids <br />for Alternates No.1, 2, 3 & 4, by BUILDERS CONSTRUCTION, the low <br />Base Bid bidder. <br /> <br />We are not recommending the Alternates per se, we are simply <br />evaluating the dollar value of the bid for the work to be done, as <br />described in the Alternates. Should the City of La Porte want to <br />consider accepting anyone of these Alternates, our recommendations <br />are as follows: <br /> <br />ATERNATE NO.1: (The addition of the Dining Deck, stair & rail) <br />The bid of $10,636 (Add) is a fair representation of the cost. We <br />recommend the City accept this bid. <br /> <br />ALTERNATE NO.2: (The installation of a fire protection sprinkler <br />system) <br />The bid of $6,000 (Add) is approximately $10,000 lower than the <br />majority of all the other bidders. This bid is probably below actual <br />cost to the Contractor. Builders Construction has admitted to the <br />error, but has stated that they would honor their bid should the <br />City of La Porte select to accept it. It would definitely be a <br />bargain for the City to accept this alternate. However, we would <br />caution you that the contractor may look for ways to recover his <br />losses in other portions of the Work. We therefore reluctantly <br />recommend acceptance of this bid. <br /> <br />ALTERNATE NO.3: (The substitution of a plywood soffit in lieu <br />of exterior plaster soffit) <br />The bid of $1,570 (Add) is a surprise to us, since we were expecting <br />a Deduction for this substitution. Acceptance of this Alternate <br />would not be advisable since it would reduce the quality of the <br />Project and present a maintenance problem. We do not recommend <br />acceptance of this bid. <br />
