<br />e <br /> <br />e <br /> <br />Preliminary Zoning <br />Page 8 <br /> <br />AREA II <br />(See Exhibit E) <br /> <br />This area, as indicated, is primarily comprised of the Shady River <br />Subdivision. This subdivision is approximately 68% built out. Also <br />located within this ar'ea are an apartment complex and approximately 14 <br />commercial establishments. <br /> <br />Street & Thor'oughfares :. <br /> <br /> <br />Area II is primarily served by South Broadway (secondary arterial) <br /> <br />with McCabe Road (secondary arterial) serving as a connection to <br /> <br />Highway 146 (Controlled Access Highway). The apartment complex and <br /> <br />commercial establishments occupy relatively shallow tracts fronting on <br /> <br />South Broadway. Additional streets do not appear to be needed to <br /> <br />serve these developments. The Shady River street system is fully <br /> <br />developed and although the only access to the subdivision is from <br /> <br />South Broadway, the existing system appears adequate to meet the <br /> <br />subdivision's present needs. <br /> <br />There are three add i tional access streets which at present are <br /> <br />only developed as far as the subdivision perimeter. They are: <br /> <br />1. Silver Springs, to the north; it appears that this street is <br /> <br />intended to extend to McCabe Road as an additional <br /> <br /> <br />subdivision entrance. <br /> <br />2. Longleaf and Hollowtree Avenues to the west; these streets <br /> <br /> <br />appear to be intended to extend across Taylor Bayou to serve <br /> <br />as connections to possible future Area I developments. <br />
