Low Density Residential <br />2. Mid to High Density Residential <br />3. Commercial <br />The Low Density designation is proposed to encompass the Shady <br />River Subdivision and be overlayed with a zoning classification of R-l <br />Low Density residential. The boundaries of this zoning district wil] <br />track the subdivision perimeter. Shady River is a stable, viable <br />subdivision, R-1 zoning overlaying a Low Density Land Use designation <br />is the only reasonable means of protecting the subdivision's <br />integrity. <br />A Mid to High Density Land Use designation overlayed with a zoning <br />class i ficat ion of R- 3, High Dens i ty Res i.dent ial is proposed for the <br />section of Area II occupied by the apartment complex. The R-3 zoning <br />classification is proposed to track this complex's property on the <br />north, west and sou th. To the east the zon ing d is tr ict w ill ex tend <br />across South Broadway to encompass apartment and townhome complexes <br />located in Area III. This zoning district will render these complexes <br />conforming uses while precluding their possible future expansion into <br />adjacent residential districts. <br />A land use designation of Commer'cial with an overlying N.C. <br />(Neighborhood Commercial) zoning classification is proposed for the <br />property south of the apartment complex.
