<br />e <br /> <br />e <br /> <br />Preliminary Zoning <br />Page 12 <br /> <br />AREA III <br />(See Exhibit E) <br /> <br />Area III encompasses The Pine Bluff, Bayside Terrace and Bay Oaks <br /> <br />Subdivisions as well as three Apartment/townhome complexes, <br /> <br />approximately fourteen commercial establishments, the Bayshore <br /> <br />Elementary school and the private Beacon School. <br /> <br />Street & Thoroughfares: <br />Area III is primarily served by South Broadway (secondary <br />arterial). While Broadway provides adequate access to and from Area <br />II I, there are problems wi th inter ior subd i vis ion streets in th i s <br />area. Al though these problems are not limited to Bays ide Terrace, <br />they can be clearly seen in this subdivision, making it an excellent <br />example. <br />Bayside Terrace is a 285 lot subdivision Hhich, at present, is <br />approximately 70% built out. Bayside Drive provides the only access <br />to the subdiv ision at this time. All the north/south streets in <br />Bayside Terrace are platted as forty foot wide rights of way. The <br />actual surfaced width of a typical street often does not exceed twelve <br />to sixteen feet with the remainder of the right of way being devoted <br />to drainage ditches and utilities. Several homes in the older portion <br />of the subdivision are located very close to the right of way line. <br />Widening these streets in a safe and effective manner would involve <br />careful and extensive engineering as well as a very large capital <br />outlay by the City. <br />
