While <br /> <br />this system is capable of accepting furthel' loading from a limited <br /> <br />additional amount of low density development, due to its condition the <br /> <br />system is subject to serious infiltration of storm water during bad <br /> <br />weather. This factor restricts the amount of additional loading the <br /> <br />system is capable of accepting. <br /> <br />Future development to be located <br /> <br />outside tbe two plated subdivisi.ons located in Area IV is therefore <br /> <br />not practical until repair of upgrade of this system takes place. <br /> <br />Parks ~ Recreation/Conservation Areas~ <br /> <br />A new Park Zone, Zone 19, is proposed to encompass Area IV. There <br /> <br />are presently two private subdivision parks located in this area, one <br /> <br />located west of Boggy Bayou in the Shady Oaks Subdivision, the other <br /> <br />located on Ga Iv es ton Bay in the Bay Colony Subd i vis ion.
