<br />.1 <br /> <br />e <br /> <br />EXHIBIT D <br /> <br />Zoning Classifications <br />Page 2 <br /> <br />provided with at least two off street parking spaces, designed to <br />the same specifications required for single family dwellings. <br /> <br />The "R-3" district is the highest density residential district. <br />Its principal purpose is to provide a wide variety of dwelling <br />types including single family dwellings, multiple family <br />dwellings, garden apartments, condominiums and townhouses. It <br />provides the religious, recreational and educational uses normally <br />associated with residential areas. <br /> <br />The purpose of the "NC" Neighborhood Commercial District is to <br />provide for the establishment of local cent~rs for convenient 7 <br />limited office retail or service outlines which deal directly with <br />the customer for whom the goods or services are furnished. These <br />centers are to provide services and goods only for the surrounding <br />neighborhoods and are not intended to draw customers from the <br />entire community. <br /> <br />The purpose of the Planned Unit Development District is to provide <br />for the grouping of land parcels for development as an integrated <br />coordinated unit as opposed to traditional parcsl by parcel, <br />piecemeal, sporadic and unplanned approach to deve'lopment. This <br />section is intended to introduce flexibility of site design and <br />architecture for the conservation of land and open space through <br />c 1 u s t e ring 0 f b u i I din g san d act i v i tie s t h r 0 ugh con d it ion a 1 use <br />provision. It is further intended that Planned Unit Developments <br />are to be characterized by central management, integrated planning <br />and archi tee ture, joint or common use of parking, ma intenance of <br />open space and other similar facillities, and a harmonious <br />selection and efficient distribution of uses. <br /> <br />All Planned Unit Developments require Special Conditional Use <br />(S.C.U.) Permits. While a rezoning is not required in order fo <br />obtain as. C. U., the S. C. U. and rezon ing approval process are <br />procedurally identical. This involves public hearings before the <br />Plann ing & Zon ing Commi ss ion and City Counc il. All owne rs of <br />property located within 200 ft of the tract in question are <br />notified of these hearings and have the right to speak either for <br />or against approval. Once the public hearing requirements are <br />satisfied, City Council will t~ke formal action to approve or deny <br />a S.C.U. permit and has the right to attach specific development <br />conditions which it may deem as necessary to protect surrounding <br />property. P. U. D. 's may be located in any zoning district except <br />R-1. To be de red for approval a ro ose P. U.
