<br />floodproofmg is a mitigation technique that is appropriate for the Brookglen neighborhood; <br />according to the returned data sheets flood depths have not exceeded 3 feet. <br /> <br />MAXIMUM PROTECTION LEVEL IS 3 FEET (INCLUDING FREEBOARO) <br /> <br />~ ~ <br /> <br />~ BACKFLOW VALVE PREVENTS <br />SEWER AND DRAIN BACKUP <br /> <br /> <br />~ SHIELDS FOR <br />OPENINGS <br />EXTERNAL COATING OR <br />COVERING IMPERVIOUS TO <br />FLOOD WATER <br /> <br />Figure 3-6: Dry Floodproofed House <br /> <br />Not all parts of the building need to be floodproofed. It is difficult to floodproof a garage door, <br />for example, so many owners let the garage flood and floodproof the walls between the garage <br />and the rest of the house. Appliances, electrical outlets, and other damage-prone materials <br />located in the garage should be elevated above the expected flood levels. Examples of <br />floodproofed houses can be seen in Figures 3-7 through 3-10. <br /> <br />Dry floodproofmg has the following shortcomings as a flood protection measure: <br /> <br />. It usually requires human intervention, i.e., someone must be home to close the openings. <br />. Its success depends on the building's condition, which may not be readily evident. It is <br />very difficult to tell if there are cracks in the slab under the floor covering. <br />. Periodic maintenance is required to check for cracks in the walls and to ensure that the <br />waterproofmg compounds do not decompose. <br />. There are no government fmancial assistance programs available for dry floodproofmg, <br />therefore the entire cost of the project must be paid by the homeowner. <br />. The NFIP will not offer a lower insurance rate for dry floodproofed residences. <br /> <br />Cost: The cost for a floodproofmg project can vary according to the building's construction and <br />condition. It can range from $5,000 to $20,000, depending on how secure the owner wants to be. <br />Owners can do some of the work by themselves, although an experienced contractor provides <br />greater security. Each property owner can determine how much of their own labor they can <br />contribute and whether the cost and appearance of a project is worth the protection from flooding <br />that it may provide. <br />Feasibility: As with floodwalls, floodproofmg is appropriate where flood depths are shallow and <br />are of relatively short duration. It can be an effective measure for many of the structures and <br />flood conditions found in the Brookglen target area.
