<br />SUMMARY APPRAISAL REPORT <br /> <br />7 <br /> <br />Houston MSA and the state of Texas as a whole. It is anticipated that as the petrochemical <br />and oil & gas industries continue to prosper so will La Porte and its surrounding area. <br /> <br />Real estate activity in the city has been good and the development of the city's zoning <br />ordinance restricts certain land uses to clearly defined areas of the city. The use break-downs <br />are as follows. <br /> <br />Use <br />Low Density Residential <br />Industrial <br />Public <br />Commercial <br />Mid to High Density Residential <br />Commercial/Industrial <br /> <br />Percent <br />48.33% <br />18.52% <br />11.83% <br />11.22% <br />5.07% <br />5.03% <br /> <br />Residential development in the city is represented by 53.4% of the land area while <br />commercial uses are less than 20%. Commercial development in the city is focused on the <br />major roadway cQrridors of the city with the most significant road being State Highway 146. <br />Real Estate agents report that demand fot all property types in the city appears to be good <br />with the bulk of activity being within the residential market. However new commercial <br />development is scattered throughout the city and include retail, office, and industrial users. <br /> <br />",I <br /> <br />Conclusion: The subject property is located in a La Porte which is an industrial community <br />which has recorded steady growth over the years. The city is located within close proximity <br />to a variety of employment opportunities.
