<br />PROPERTY DESCRIPTION <br /> <br />111-1 <br /> <br />LOCATION <br /> <br />The preferred site for the proposed Sylvan Beach Hotel is located in the Sylvan Beach <br />Harris County Park on Galveston Bay in La Porte, Texas. The subject site is a five-acre <br />tract, which is leased by the City of La Porte, within the larger 22-acre park. Currently <br />located on the proposed hotel site is the Sylvan Beach Pavilion, which is a popular venue <br />for wedding receptions, quincenaros and local banquets. The Pavilion has been damaged <br />by storms, age and erosion and is in need of repair. (Photographs of Sylvan Beach Park <br />and the subject site are presented in Addendum A.) <br /> <br />Although there are other sites along the Galveston Bay that could be considered for the <br />proposed hotel, the Sylvan Beach site is preferred because it would enable the hotel to be <br />incorporated into the redevelopment of the Sylvan Beach Park. Plans for the park could <br />include extensive landscaping, a seawall promenade, reestablished beach, playground and <br />skate park. Since Sylvan Beach is one of the 26 Project Stars, a proposed hotel on Sylvan <br />Beach would contribute to the economic development of the entire Precinct 2. <br /> <br />Additionally, La Porte has been designated as a Main Street City. By locating the proposed <br />hotel on Sylvan Beach, it could stimulate the redevelopment of Main and San Jacinto <br />streets into a landscaped gateway into Sylvan Beach. No other site presents these <br />possibilities. <br /> <br />SITE DESCRIPTION <br /> <br />Visibility <br />The proposed hotel would be developed within Sylvan Beach on the shores of Galveston <br />Bay. Therefore, it would be a destination location which would benefit from historic signage <br />on SH 146, approximately two miles from the site. The proposed Sylvan Beach Hotel would <br />be very visible to boat traffic along Galveston Bay. <br /> <br />Signage <br />We recommend signage to be placed in appropriate locations on traffic corridors leading to <br />the property, including SH 146 and SH 225. <br /> <br />Access <br />Primary access to the subject site is by auto. The site is easily accessible traveling <br />north/south on SH 146, which connects the La Porte area to Houston to the north via SH <br />225 and to Clear Lake, Kemah and Galveston Island to the south. <br /> <br />North and south bound traffic on SH 146 would take the Fairmont Parkway exit and travel <br />eastbound approximately two miles to Sylvan Beach. The City of La Porte would like to <br />develop Main and San Jacinto streets into a landscaped gateway to Sylvan Beach in the <br />future. There is also potential to develop a Galveston Bay taxi boat that would connect <br />Sylvan Beach to various points along the bay down to Kemah in the south, <br />
