The applicant shall show that there is no substantial conflict in the principle <br />operating hours of the two buildings or uses for which joint use of off-street <br />parking facilities is proposed. <br /> <br />c. A properly drawn legal instrument, executed by the parties concerned for joint <br />use of off-street parking facilities, duly authorized as to form and manner of <br />execution by the city attorney, shall be filed and recorded in the county deed <br />records. <br /> <br />(g) Landscape buffers. Landscape buffers shall be a mInImUm of four feet in width. <br />Plantings shall consist of trees and low evergreen shrubs. Required landscaping must be <br />maintained by the property owner and/or occupant. Planting plans shall be approved by the <br />planning director or his duly appointed representative. <br /> <br />(h) Dog grooming. There shall be no overnight boarding of animals. All areas used for <br />holding animals shall be located within the same building in which grooming activities take <br />place. <br /> <br />(i) Shipping and transport. These facilities shall be limited to office activities only. No <br />warehousing or handling of freight shall take place at these facilities. Purpose. <br /> <br />The purpose of the NC neighborhood commercial district is to provide for the establishment <br />of local centers for convenient, limited office retail or service outlines which deal directly with <br />the customer for whom the goods or services are furnished. These centers are to provide <br />services and goods only for the surrounding neighborhoods and are not intended to draw <br />customers from the entire community. <br /> <br />Sec. 106-477.
