<br />ZONING <br /> <br />~ 106-740 <br /> <br />(b) Minimum project size. The tract of land for which a planned unit development - <br />commercial or industrial project is proposed and permit is requested, shall contain not less <br />than five acres for commercial and industrial projects. <br /> <br />(c) Frontage. The tract ofland for which a project is proposed and a permit requested shall <br />not have less than 200 feet of frontage on a public right-of-way. <br /> <br />(d) Yard. No building shall be nearer than 50 feet to the side or rear property line when such <br />line abuts an R-1, R-2, R-3 or MH use district. <br /> <br />(e) Landscaping, screening and surfacing. <br /> <br />(1) The entire site other than that taken up by structures or landscaping shall be surfaced <br />with a material to control dust and drainage. <br /> <br />(2) A drainage system subject to the approval of the planning director shall be installed. <br /> <br />(3) Developments abutting an R-1, R-2, R-3 or MH district shall be screened and <br />landscaped in compliance with required screening and landscaping for the specific use <br />involved as required in Table B, section 106-443, and Table B, section 106-552. <br /> <br />(4) Required landscaping must be maintained by the property owner and/or occupant. <br />(Ord. General implementation provisions. <br /> <br />(a) Compliance with the final development plan and changes. <br /> <br />(1) The development of the planned unit development shall be in compliance with the final <br />development plan. <br /> <br />(2) Differences between the actual development and proposed development shown in the <br />final development plan not permitted under the foregoing provisions of this section, <br />will be permitted only if the final development plan is changed with the approval of the <br />city council. Proposed changes shall be reviewed by the planning and zoning commis- <br />sion and recommendations forwarded to the council. <br /> <br />(b) Building permits. Applications for building permits shall be reviewed and approved by <br />the building inspector after considering action and conditions imposed by the city council. Such <br />applications shall be examined to determine if they are in compliance with this chapter and the <br />final development plan. <br /> <br />(c) Zoning permit.
