As you are aware, we have been working with the city, the TIRZ <br />and Arete, the owner of most of the land, for some time. Our goal all along has been to <br />develop multifamily units for rent as designated by the zoning. After discussions with <br />Harris County Community and Development, we decided to lower the density of this <br />,- multifamily development by building detached dwelling units with garages. We felt we <br />were providing a more suitable, if not superior, product to the overall TIRZ development <br />and one that would be more acceptable to the city. <br /> <br />Even though this development has individual structures which may infer single family <br />development, we wish to suggest that overall more multifamily features exist. The entire <br />development is on one tract of land, all the streets in the development are private, the <br />development doesn't qualify under the single family guidelines, and the entire <br />development will be restricted to multifamily rental for a period of forty years by a land <br />use restrictive agreement. Since the development will not qualify as a single family <br />development under La Porte requirements, the individual structures will not be able to be <br />sold as single family homes. It would seem that the multifamily definition of multiple <br />structures on a single lot should control. <br /> <br />Of course any final zoning decisions will rest with the city of La Porte. We hope to work <br />with the city toward a mutually satisfactory solution and are happy to meet with <br />appropriate city members at their convenience.
