• <br />~BGZ ~ s <br />13 - 3 He i ht Regulations : ~,~i~~d,~~o.;~.~:.s t~t,:uxe:~~.s.h.~:.1L~e~;c,~;~d <br />axa.~:.awe:~~a.~.1.~~:x_2.-1/_2;:)::~.st_:an~ard.,.:stores: in~~heig::~:~. <br />13- 4 Area Regulations: <br />~~ _ _ <br />(1) Front Yard: For a single-family dwelling, two-family <br />dwelling, or multiple-family dwelling use, there shall <br />be a front yard having a minimum depth of not less than <br />twenty-five (25) feet. Where lots have double frontage, <br />running through from one street to another, the required <br />front yard shall be provided on both streetso <br />(2) Side Yard: No side yard shall be required for a retail <br />use, except on~a corner lot, a side yard of ten (10) <br />feet shall be required on the side street, for a single- <br />family dwelling, two-family dwelling, or multiple-family <br />dwelling use, a side yard shall be required on each side <br />of .the lot at a minimum depth of ten (10) feet or ten <br />(lOs) per cent of the average width of the lot,. whichever <br />is smaller, but a side yard shall not be less than five <br />(5) feet. No side yard shall be required where the "C" <br />District is separated from a residential district by <br />an alley. <br />(3) Rear Yard: Where a lot or any portion of a lot is used <br />for single-family, two-family, or multiple family dwell- <br />ing use, there shall be a rear yard equal to twenty (20g) <br />per cent of the depth of the lot. <br />(4) Area of the Lot: Except as hereinafter provided all <br />dwelling hereinafter erected, enlarged, relocated, <br />reconstructed, or converted, shall be located upon <br />lots containing the following areas: <br />(a) A lot on which there is erected a single-family <br />dwelling shall contain not less than six thousand <br />(6,000) square feet. <br />(b) A lot on which there is erected or converted a two- <br />family dwelling shall contain an area of not less <br />than three thousand (3,000) square feet per family. <br />(c) A lot on which there is erected or converted a <br />multiple-family dwelling shall contain an area of <br />not less than one thousand two hundred (1,200) <br />square feet .per family, however, any lot on which <br />a multiple-family dwelling is erected shall contain <br />a minimum of s ix thous and ( 6 , 0 0 0 ) square feet . <br />(5 ) Width of Lot <br />fifty (50) feet <br />multiple-family <br />fifty (50) feet <br />(6 ) Parking Space : <br />Residences <br />dwelling. <br />I'he minimum width of the lot shall be <br />for single-family, two-family or <br />use. Other uses may have less than <br />of width. <br />- one off-street parking space per <br />Z $` <br />
