(Note this is a change from our previotis <br />proposal.) The area within which the actual building will <br />occur is .from Willow Avenue 225 feet out of the total'300 feet <br />along Garfield by a maximum depth of 220.feet, .for construction: <br />of a maximum of sixteen individually 'owned Townhomes with a <br />central drive and parking area. <br />5.. Providing deeded requirements for the maintenance of the <br />common public areas by the owners of the Townhomes, <br />6, Providing a minimum of 2 1/2 cars off- street- parking per <br />Townhome. <br />7, Accepting the precondition that the zoning change would apply <br />only if the preceding limitations are observed in their <br />entirety with any exceptions causing the zoning to revert to <br />R-1 as it currently exisits, ' <br />Park Place does. not cause conflict; it resolves an existing conflict <br />by separating two opposing land uses--C and R-1--with an intermediate <br />density residential activity. It eliminates on the South side of Garfield <br />the kind of conflict that occurs across Garfield at Oregon Street --houses <br />across a street from apartments.
