A 7" reinforced concrete (with 6" lime stabilized
subgrade) roadway structure would be required
should the Commission not approve the use of
asphalt concrete surfacing.
3. It should be mentioned that Staff expects North Broadway
to be an important artery in the future, which may one
day dictate converting to reinforced concrete with curb
and gutter drainage. Such a conversion would involve
lowering the roadbed to accommodate lot drainage over
the curb. Side streets, such as North "K", can be more
easily adjusted to match Broadway if they are
constructed of asphaltic concrete.
4. Staff notes that this variance request should be based
on "unusual characteristics which affect the property in
question" (i.e. the existing conditions andelevations of
the North Broadway road section) which is an appropriate
consideration contemplated by the various provisions of
the Development Ordinance (Section 13.00).
RCS/tla
xc: John Joerns
Dana Transport (Paul Feinsot)-
SIP Engineering (Chris Parker)
David Paulissen
Steve Veltkamp
