<br />e <br /> <br />e <br /> <br />Preliminary Zoning <br />Page 4 <br /> <br />Utilities: <br />Potable water is presently available to this area from three <br />points; McCabe Road, South Broadway, and the portion of the La <br />Porte/Shoreacres City limit line located to the south side of this <br />area. There is no interior water distribution system. <br />While sanitary sewer lines are presently located along McCabe <br />Road and South Broadway, these lines are already operating near <br />full capacity. Due to their age and condition they are subject to <br />major storm water infil tration during bad weather. There are <br />presently no sanitary sewer lines serving the interior sections of <br />this area. <br />While the sanitary sewer system serving this area may be <br />capable of accepting a limited amount of additional loading, it <br />cannot accept the amount of effluent which would be generated by a <br />large development. <br />Additional sanitary service which could serve both this area <br />and trac ts loc a ted furthe r north has been tentat i vel y proposed. <br />Service would originate at a lift station to be located on McCabe <br />Road and proceed northward along the west side of the Bay Forest <br />Golf Course to the City's sewage treatment plant. As noted this <br />proposal is tentative and construction within the near future is <br />not foreseen. <br />As with potable water', fire protection (hydrants) is not <br />presently available to the interior sections of this tract. <br />
