<br />e <br /> <br />e <br /> <br />Preliminary Zoning <br />Page 14 <br /> <br />Parks & Recreation/Conservation Areas: <br />Ar'ea III is to be included in pr'oposed Park Zone 18. There are <br />currently three private subdivision parks located in Area III. Two <br />are located in Bayside Terrace and one in the Bay Oaks Subdi v islon. <br />There are no public or private park I facilities located in the Pine <br />Bluff Subdivision. <br />For discussion of additional park facilities, please refer to the <br />Area I section of this report. <br /> <br />La~pse & Zoning: <br />The following land use designations are proposed for Area III. <br />1. Low Density Residential <br />2. Mid to High Density Residential <br />3. Commercial <br />The Pine Bluff Subdivision is proposed to be included ln the Mid <br />to High Density land use area that currently runs from South "n" <br />Street southward through the Crescent View Subdivision. An overlaying <br />zoning classification of R-1, Low Density Residential is proposed for <br />Pine Bluff. <br />While the zoning and land use designations, on the surface appear <br />to be somewhat inconsistent with each other, they are based on long <br />term planning goals. The ultimate goal of the Comprehensive Plan is <br />to maximize use and enjoyment of the Bayfront area by encouraging mid <br />to high density residential development. This will require <br />redevelopment of neighborhoods which are nearing the end of their <br />
