DEV. <br /> <br />Planning and Zoning Commission <br />City of La Porte <br />604 West Fairmont Parkway <br />La Porte, Texas 775,1 <br /> <br />RE: Annual Zoning Ordinance Review <br /> <br />Dear Chairman: <br /> <br />As an active participant in the ongoing development ot <br />La Porte, our firm would like to respectfully submit for your <br />commission's review several guidelines within the present <br />zoning ordirance that warrant reconsideration. <br />We at Decker HcKim, Inc., Realtors are continually <br />contacted by both companies making initial inquiries about <br />La Porte and companies already committed to relocating within <br />La Porte if the -right land or space is available. The <br />majority of these companies would be classified within the <br />industrial parameters of our present zoning ordinance. <br />This activity has allowed us to become very familiar <br />with the quidelines of the three industrial zones. We <br />believe that while the Light Industrial and Heavy Industrial <br />guidelines are practical and serve the city and new <br />businesses well, the Business Industrial ("B-1") guidelines <br />as they pertain to setback parameters demand your <br />commission's attention and reconsideration. <br />Specifically, ile recommend that the B-1 setbacks <br />be reestablished as follows: <br /> <br />Setbacks <br /> <br />Front - 30ft <br />Rear - 15ft <br />Side - 15ft <br /> <br />The present B-1 guidelines, in their practical effect, <br />severely restrict development in B-1 zones to only large <br />tracts of land.
