<br /> <br />• <br />Requested For: Block 74; Bayfront Addition, which is further described as being <br />located in the 200 Block between Carroll and Lobit Streets. <br />(See Exhibits A & B) <br />Requested Bv: Mr. Bill Herrick of Atlantis Homes <br />Present Zoning: R-1, Low Density Residential <br />Purpose of Request: The variance is requested to allow the alley in Block 74 to be <br />surfaced and used to provide rear driveway access to properties <br />located on this block. <br />• Background: This is a request for a variance to the provisions of <br />Development Ordinance 1444. Section 13.00 of the ordinance <br />empowers the Planning and Zoning Commission to consider <br />variance requests. It should be noted that even though this <br />request will be considered in a hearing format, Section 13.00 <br />does not require a public hearing. <br />The applicant is specifically seeking a variance to Development <br />Ordinance Section S.O1.B which states "public or private alleys <br />shall have a minimum pavement width of 20 feet. <br />Mr. Herrick intends to build a new house on Lots 16 and 17 of <br />the block in question. The total width of these two lots is 50 <br />feet. The proposed house does not have an attached garage. <br />The configuration of the home would preclude construction of <br />a detached garage that could be accessed from the street. <br />Zoning Ordinance Section 10-604.6 states "Every single family <br />dwelling unit hereafter erected shall be so located on the lot so <br />that at least a two (2) car garage, either attached or detached, <br />can be located and accessed on said lot." <br />• <br />
