• • <br />Staff Report Pecan Crossing Preliminary Plat Apri121, 1994 <br />Pecan Crossing is a proposed residential subdivision which is to be located on the north side <br />of Fairmont Pazkway, approximately 1,800 feet west of Underwood Road. A General Plan <br />of the subdivision was approved by the Commission on February 17, 1994. (See Map <br />Exhibit A) <br />The developer is now requesting approval of the Preliminary Plat of Section I of the <br />subdivision (see Map Exhibit B). Staff, using Appendix D of Development Ordinance 1444 <br />as a guide, has reviewed the Preliminary Plat and found it to be in compliance with <br />applicable ordinance requirements. A checklist detailing the items reviewed is attached and <br />follows this report. <br />Development Ordinance, Section 4.03.B requires that "following review of the Preliminary <br />Plat, the Commission shall ... take one of the following actions:' <br />1. Av_ vrove the Preliminary Plat as filed; <br />2. Conditionally approve the Preliminary Plat as filed, provided, the reasons aze <br />stated in writing and a copy of the statement is signed by the Chairman of the <br />Planning Commission. <br />• 3. Disapy~rove the Preliminary Plat as filed, provided, the reasons for such <br />disapproval aze stated in writing and a copy of the statement is signed by the <br />Chairman of the Planning Commission. <br />As noted, the Preliminary Plat complies with applicable ordinance requirements. Staff <br />therefore, recommends that the Pecan Crossing, Section I Preliminary Plat be approved as <br />submitted. <br />Under the terms of the Development Ordinance, Preliminary Plat approval authorizes the <br />developer to proceed as follows: <br />Submit Final Plat and Covenants. <br />Take final steps to dedicate pazkland or in accordance with ordinance <br />guidelines, make payment to the City in lieu of dedication. <br />Submit subdivision construction drawings. (Already submitted.) <br />Staff will review tike Final Plat, Covenants, and construction drawings. This is also the point <br />in the review process when staff will ensure that issues such as easement dedication for <br />street lighting and flood control approvals have been finalized. Following this review and <br />resolution of any outstanding issues, the developer will be given approval to proceed with <br />• construction. <br />Following completion of construction and City acceptance of public improvements, the Final <br />Plat will be presented to the Commission for approval. Following Commission approval, <br />the Final Plat will be filed with Hams County for recordation. <br />
