W. Corner Main & Boyett <br />The proposed location, until recently, has been used by <br />Matlack Truck Lines as a truck terminal which is not a <br />conforming use under the guidelines of General Commercial <br />Zoning. We have performed considerable research for the <br />highest and best use of the land and it is our desire to <br />enhance the general area since it is on one of the main <br />entrances leading into the City. <br />We have given great detail to leaving a liberal building <br />setback and will be taking up about 1400 sq. ft. of pavement <br />and base to achieve what we belive to be a well landscaped <br />and attractive site. All the larger trees that now exist on <br />this tract will be saved and additional landscaping is <br />proposed over and above the City's required amount. <br />We have taken into consideration the requirements for <br />instruments landing approach now being considered for the <br />airport. All of our proposed buildings are well below the <br />maximum heights and the only two story building is 197' south <br />of the center line of Main St. <br />Provided at this location will be approximately <br />17,000 sq. ft. of climate controlled storage space. We have <br />found there is no climate controlled storage available in the <br />City at this time. Also we will be providing units with <br />enough eve height to accommodate luxury motor homes <br />completely enclosed, protected from the element and out of <br />view. <br />We will have an on site manager and an elaborate <br />security system which should reduce the possibility of <br />vandalism. <br />Please note on the plans <br />storage will be provided as <br />arises for more space. <br />that additional R/V and boat <br />a second phase when the need <br />Thank you for your consideration. <br />M.
