• • <br />Planning and Zoning Commission <br />Spenwick Place, Section I, Replat <br />Staff Report of 10/20/94 <br />1) Approve the Final Replat as filed; <br />2) Disapprove the Final Replat as filed, provided the reasons for <br />such disapproval are stated in writing and a copy of the <br />statements is signed by the Chairman of the Planning <br />Commission. <br />Commission action shall be noted on three (3) copies of the <br />Final Replat, which shall be distributed to the developer, <br />Department, and official files of the Commission. <br />Final Plats: Effect of Approval <br />1) Approval of a Final Replat as filed and all accompanying <br />documentation by the Commission, together with approval of <br />the Public Improvement Construction Documents by the <br />Director shall result in issuance of a Development <br />Authorization by the Department which permits the developer <br />to begin construction of subdivision improvements. Not <br />• applicable in this case because it does not involve construction <br />at this time. <br />2) Disapproval of a Final Replat requires filing of a new Final <br />Plat. <br />• Notifications and advertisement of the mandatory public hearing were <br />complied with on October 9, 1994. <br />• Staff has reviewed the replat; all changes and corrections have been <br />completed (See Exhibit attached). <br />• The replat will not alter, amend, or remove any subdivision covenants or deed <br />restrictions. <br />• If approved by the Planning and Zoning Commission, the chairman shall sign <br />and release the replat for recordation. <br />• This replat complies with applicable City of La Porte ordinance and State <br />Law. Staff recommends approval of the replat as presented. <br />• <br />
