I .!nended Preliminary Plat <br />6/19/97 - P & Z Meeting <br />Page 2 of2 <br /> <br />e <br /> <br />Analvsis: <br /> <br />Staff has reviewed the "amended" Spencer Landing, Section I Preliminary <br />Plat and found it complies with most requirements of the Development <br />Ordinance. Section 5.02 of the Development Ordinance allows the <br />Commission to require sidewalks for developments. In the past, the <br />Commission has asked that sidewalks be required within subdivisions. <br />Staff recommends the same action for this subdivision. <br /> <br />Item #3 referenced on the previous page remains unsatisfied. The <br />outstanding items on the previous preliminary plat checklist have now <br />been satisfied. Staff can ensure the single remaining item is satisfied; <br />therefore, this item should not prevent the Commission from Approving <br />the Preliminary Plat. <br /> <br />The preliminary plat checklist and submitted title certificate follows this <br />report. <br /> <br />Conclusion: <br /> <br />Staff recommends Approval of. the Spencer Landing, Section I <br />Preliminary Plat with the condition that the following items are <br />satisfied: <br /> <br />. Correct the plat to reflect a full 100' diameter (50' radius) asphalt or <br />paved turnaround. The current plat shown a temporary 50' access <br />easement with a paved turnaround less than the required 50' radius. <br /> <br />. The sidewalk requirement should be stated on the plat. <br /> <br />. Reference to covenants shall be placed on plat. <br /> <br />. The plat should reflect that the detention area is privately owned and <br />maintained by the Homeowner's Association. <br />
