Rezone Request 97-000 • <br />//17/97 — P & Z Meeting <br />Page 3 of 5 <br />Construction Schedule <br />• The applicant shall submit a proposed schedule of construction. If the <br />construction of the proposed Planned Unit Development is to be in stages, <br />then the components contained in each stage must be clearly delineated. In <br />addition, the Developer or Subdivider must submit a General Plan in <br />accordance with the requirements of the City of La Porte Development <br />Ordinance. Said General Plan shall be submitted gdogr to the submission of a <br />Development Site Plan or Preliminary Plat, as the case may be. The <br />development schedule shall indicate the approximate starting date and the <br />approximate completion date of the complete Development Plan. <br />Minimum Project Size <br />• The tract of land for which a Planned Unit Development -Commercial project <br />is proposed and permit requested shall contain not less than five (5) acres of <br />land. <br />Yards <br />• The front, rear and side yard restrictions at the periphery of the Planned Unit <br />Development site, at a minimum, shall be the same as imposed in the <br />respective districts. <br />• The setbacks proposed for the facility are approximately 67 feet to the front, <br />approximately 616 feet to the rear, 64 feet to the east side, and 10 feet to the <br />west side. <br />These setbacks satisfy R-2 requirements (30 feet front, 20 feet rear, 10 feet <br />side). There is, however, an additional setback provision that will be <br />discussed in the next paragraph. <br />• No building shall be nearer than its building height to the rear or side property <br />line when such line abuts and "R-1" or "R-2" use direct. <br />• No building shall be located less than fifteen feet (15') from the back of the <br />curb line along those roadways which are part of the internal street pattern. <br />Landscaping and Screening <br />
