Staff Report Fairmont Park East April 16,1998 <br />General Plan Sections 5,6,7,8,9 <br />Requested BX: Mr. Eddie V. Gray, Trustee <br />Requested For: 77.16 Acre Tract out of the William M. Jones Survey, Abstract <br />No. 482, Harris County, Texas and being a part of a 266.154 <br />Acre Tract described in Film Code 184-69-2052 in the Office of <br />the County Clerk, Harris County, Texas. <br />Present Zoning: High Density Residential (R-3) <br />Requested Use: Residential Subdivision (R-1) <br />Background: The proposed Fairmont Park East addition is a major subdivision <br />to be located on the east side of Driftwood, located between <br />Spencer and Fairmont Parkway. (See Exhibit A) <br />The General Plan includes three phases and five sections, three <br />residential sections and two commercial sections. The general <br />plan consist of two commercial reserves, 204 residential lots on <br />12 blocks totaling 77.16 acres. <br />Analysis: The developer of Fairmont Park East sections 5, 6, 7, 8, and 9 has <br />met the requirements of the Development Ordinance. Although, <br />there have been several amendments to the proposed plan. The <br />developer has agreed to construct the detention requirements <br />during phase one (section six) of the development. Moreover, the <br />developer has agreed to develop a multipurpose detention pond, <br />which will include a jogging trail and soccer field. This amenity <br />is to maintained by the homeowners association and does not <br />preclude the developer from the $35,350 of parkland fees <br />associated with this project. <br />Conclusion: Staff recommends Approval of the Fairmont Park East General <br />Plan. <br />0 See General Plan checklist. <br />
