Meadows, property owner. <br />Requested For: A 0.8211 Acre Tract out of the W. M. Jones Survey, A-482, La Porte, Harris <br />County, Texas. The property is also known as 10720 Spencer Highway <br />Present Zoning: General Commercial (G.C.) <br />Background: The owner, Mr. Meadows, has a building permit for the construction of a <br />new automotive repair business that will be known as 10720 Spencer <br />Highway. This tract of land was originally part of a larger tract and the <br />selling of this property created an opportunity for the owner to plat this tract <br />into a single lot of record. <br />To ensure access for proper maintenance of utilities, the three (3) existing <br />utility easements (two located in the front and one in the rear of the property) <br />are shown•and will be retained by the recordation of the new plat. These <br />easements are identified on Exhibit A attached. <br />Analysis: The applicant's request will establish this property as a single lot of record <br />and once the plat is recorded, the new site will be known as the Meadows <br />Automotive Enterprises Subdivision.. The plat showing the configuration of <br />the lot with the pre-existing easements shown in place is attached and <br />identified as Exhibit A. <br />Under the terms of Section 4.07 of Development Ordinance 1444, a replat of <br />all or a portion of a subdivision may be released for recordation and deemed <br />valid and controlling when the following conditions have been satisfied: <br />• The plat has been signed and acknowledged by only the owners of the <br />particular property, which is being replatted or resubdivided. <br />• The replat does not attempt to alter, amend, or remove any subdivision <br />covenants or restrictions. <br />::.. <br />Nc~ subdivision e,~v~nants pr_restr~pc~rts are in ~ffe <br />
