Staff Report <br />Requested By: <br />Final Plat for November 19,1998 <br />Funcare — Fairmont Parkway Subdivision <br />John Caldwell of the Alidade Group for the owner, Andy Tanguay <br />Requested For: A 0.650 Acre tract of land being part of a 14.372 Acre tract (HCC E103745), <br />out of the W. M. Jones Survey, A482, City of La Porte, Harris County, <br />Texas. <br />Location: 10325 Fairmont Parkway <br />Present Zoning: General Commercial (G.C.) <br />Background: The Applicant is platting a 0.650 Acre tract for the purpose of developing a <br />proposed commercial business. The plat includes an existing 10' Utility <br />Easement along the southern boundary and one-half of an existing 16' <br />Utility Easement along the northern boundary. The property will be <br />identified as One Unrestricted Reserve in One Block of the Funcare — <br />Fairmont Parkway Subdivision. <br />Analysis: The zoning of the property is appropriate for a commercial development <br />Section 5.02 of the Development Ordinance addresses the need for <br />sidewalks, where required by the Comprehensive Plan or by the <br />Commission. The City's Comprehensive Plan does not call for sidewalks <br />along this portion of Fairmont Parkway and the Commission did not require <br />a sidewalk for the recent development immediately east of this site. The <br />Commission may not wish to require a sidewalk for this project <br />Should the Commission require a sidewalk, the plat shall include a statement <br />that a sidewalk installation, by the owner, is required. <br />Detention is required for the development The plat shall include a statement <br />the detention area shall be owned and maintained by the property owner. <br />Water is not available to the site, however, the owner has submitted <br />paperwork necessary for the preparation of a Utility Extension Agreement by <br />staff. Sanitary sewer is currently available to the site. <br />Conclusion: Staff finds the requested plat satisfies applicable provisions of State Law <br />and City Ordinance. Staff recommends Approval of Funcare — Fairmont <br />Parkway Subdivision. <br />
